Default Im looking for examples of wording Work Estimate disclaimers?

I want to do handyman work and sometimes you get into things that are not
expected ar cannot be forseen. I guess an example would be I opened up a wall
for a plumbong repair and the studs were all rotted away...but there was
nothing pre-stated about that when the work was originally setup.
I need good wording
