I have a spreadsheet that shows monthly investments and returns (i.e. both positive and negative numbers) for 60 months and I would like to calculate the IRR of this range. I had problems doing this before and it was suggested that I use a guess of -0.9. At the time, this fixed the problem, but then there was only 1 negative investment in the first month. Now the situation exists where there are several "negative" investments (i.e. in months 1, 12, 24, 36) and positive returns starting in month 41. When I enter the IRR formula as IRR(E221:BL221,-0.9), I get the #Div/0! message in the formula cell.

Any help would be much appreciated!
